The project consists of a golf country club and a hotel totaling 30,000 m² approximately. The golf country club includes 1,100,000 m² golf course, men and women change/locker rooms, women's wing, golfers terrace overlooking the golf course, and golf professional shop. The hotel comprises 100 guest rooms, main lobby front desk and lounges, conference hall, and banquet hall. Both the golf country club and the hotel have access to an indoor swimming pool, a fenced women�s swimming pool, an outdoor mixed swimming pool, two whirl pools, lounges, terraces, restaurants, dining rooms and retails.

The building is square-shaped (106 m x 106 m) as a footprint of the smaller pyramid, with a central court of 60 m x 60 m and its west wing bent outwards which with the North and East wings compose the main building. The southern wing is separated from the main building, which is dedicated to women's activities and thus called "Women's Wing".

The building is mainly a 4-storey building with a mechanical floor on top (inside the pitched roof) and a basement on the east wing, with a footprint of about 12 000 m².

The building entrance is from the second level above ground and hence the guest facilities (reception area, banquet room, lounges and restaurants) are located on that floor, while the ground floor is dedicated to services, golfers lockers and a health center with additional lounges and bars to serve them. Furthermore, the ground floor has three swimming pools, one of which is indoors.

The upper two floors contain the guest rooms, a total of 88 keys, most of which are suites and junior suites. The mechanical floor is located on top of these two floors (inside the pitched roof) while the basement is also dedicated to mechanical aspects in addition to the golf carts parking.

The Golf Country Club total gross floor area is approximately 32,750 m² divided between the different floors and services.
